REFURBISHMENT WORKS AND RELATED SERVICES FOR 270 CAMBRIDGE SCIENCE PARK
Main contract details
The aim is to create a new innovation centre focussed on meeting the needs of post Covid-19 business recovery by providing a new model of flexible leased space currently not available in Cambridgeshire. This is to be achieved through an enhanced refurbishment of the original Cambridge Science Park Innovation Centre.
The property is 30 years old and located on the established and internationally significant Cambridge Science Park. The building is very tired, currently vacant and not realising the benefits it could generate. The project is to refurbish the existing 38,567 sq ft, 270 Cambridge Science Park building to a CAT A, Grade A standard office providing an innovative environment through the creation of lettable spaces of 3,500 sq ft to 7500 sq ft for growing businesses who are looking to step up from traditional start up innovation spaces.
The project aims to create a sustainable and highly resource efficient building which utilises clean energy to support the health and wellbeing of all users and which will contribute to the overall aim of the creation of a land mark facility which will provide the optimal environment for enterprise and business creation and growth.
Preliminary Information
The project is to produce attractive well specified flexible floor plates, and central core facilities for users (using new and green technology where appropriate), that are fully in line with the market expectations of modern occupiers to a Grade A Specification.
The project specification is being refined and will include, but will not be limited to: raised floors, suspended ceilings, M&E solutions, lighting, access, connectivity, internal alterations, decorations and refurbishment of the shared atrium. The WC's will be relocated to a more central location throughout the building.
Mechanical, Electrical and Public Health Preliminary Information
The mechanical and electrical services design will be to introduce new modern energy efficient systems to suit the proposed building layout and proposed tenancy areas.
The selected contractor will be expected to design and install the mechanical/electrical solutions to satisfy the project requirements above.
This will include providing energy efficient and low carbon HVAC solutions and low energy lighting to the building by utilising heat pump heat recovery electric systems, LED lighting and associated advanced controls in accordance with a bespoke sustainability approach.
