Description
Torus requires a supplier to provide external wall insulation at Maisonettes in Beechwood Gardens, Liverpool.

Torus wish to appoint a Main Contractor for the duration of the works. An architect has drawn up plans and provided a technical specification and works information which form part of the tender pack. A summary of the work is set out below:

• Supply and install external wall insulation
o It must be fire rating - Class 0 for fire spread and Class A1 or A2 for combustibility and have attained BS 8414 part 1 (fire performance of external cladding systems). EU equivalent standards will be considered.
o The external wall insulation system must carry a full warranty and be fully BBA approved with a minimum 25 year design life.
o The system must achieve a minimum ’U’ value of 0.30 W/m2k
• Supply and install windows to the flats and communal area.
• Renew the roof on both blocks and associated works such as RWG.
• Renew existing individual front external doors (existing individual rear doors are to be retained and communal doors, front and back to be amended and re-fixed).
• Carry out any structural remedial works required to ensure the EWI can be installed safely and effectively
• Install a communal aerial on each block
• Remove front balconies
• Enclose rear walkways
• Install loft insulation, if required.
• Carry out before and after EPCs on a 50% sample of properties to evidence CO2 savings
• Provide a Tenant Liaison Officer for the works to work with Torus staff in tenant liaison when on site and at open day.

The properties run alongside a railway line, therefore the contractor will need to supply a risk assessment, method statement, scaffold design and liaise with Network Rail as required as part of their role. It is likely Network Rail will expect scaffold to be tied to the building walls, netted and a pull test be carried out before commencement of works.
