<p>The design and construction of seven off-street car parks; the erection of 13 dwellings; replacement to the existing shop and associated landscaping improvements. The works comprise the following: - Site 3 &ndash; Area adjacent Park Avenue. A car park providing 12 spaces located at the north of the site. Site 6 &ndash; Area to the north east of Park View Close. A car park providing 18 spaces, three no. 2 bedroom dwelling houses and three no. 3 bedroom dwelling houses with 9 private parking spaces within the plots of the proposed dwellings and 2 allocated spaces within the car park. Site 7 &ndash;Shop unit site at the junction of Cedar Drive and Park Avenue. A new retail unit with a GIA of 84m&sup2; with two no. 1 bedroom flats at first floor. 5 additional parking spaces are provided on the site, of these 2 are allocated to the flats with the remaining 3 for communal use. Site 8 &ndash; Area to the west of Cedar Drive (south). A car park providing 10 spaces located at the north of the site. Site 9 &ndash; Area to the west of Cedar Drive (north). A car park providing 10 spaces located in the centre of the site. Site 10 &ndash; Area to the north of Cedar Drive, adjacent the railway. A car park providing 12 spaces located at the south east of the site, two no. 2 bedroom dwelling houses and three no. 3 bedroom dwelling houses with 10 communal sparking spaces with access drive and turning areas. Site 11 &ndash; Area to the west of Pine Grove. Two car parks providing a total of 16 spaces located at the end of Chestnut Close and off Pine Avenue. (Please note the numbering of the sites is historical from when more sites were included within the preliminary evaluation, those not included have been discounted and are not part of the project) All construction shall be to the standards set by the National House-Building Council as a minimum and in accordance with all Building Regulations and must achieve Approved document M, Volume 1: Dwellings M4(2): Category 2 &ndash; Accessible and adaptable dwellings. The Contractor&rsquo;s attention is drawn to the requirement that in both his design and construction of the works the Contractor shall comply with the items listed under Contractor&rsquo;s Design Responsibility pages 28 and 29. See APPENDIX A, B, C, D and E for specific Employer&rsquo;s Requirements.
