Description
<p>The works shall comprise the provision and installation of communal replacement lighting, emergency lighting, external lighting, small power and mains/sub main distribution boards to Blocks 1-3. The work includes external lighting upgrades to the block entrances, car park and basement alleyway. For the individual block details please refer to the relevant drawing. Estimated contract value - &pound;100,000.00 Contract start date &ndash; November 2021 Project duration &ndash; 4 Months The site is located at Old All Saints School, 19 Fairview Road, Cheltenham, GL52 2EQ. The building is a converted School to 3 No general needs blocks of flats. Block 1 &ndash; Flats 1 to 5 Block 2 &ndash; Flats 6 to 14 Block 3 &ndash; Flats 15 to 19 Please Note! Electrical contractors working on this project may require UKATA-B trained operatives to carry out non-notifiable non-licenced asbestos works (pending asbestos reports). Please Note! There are no welfare facilities in any of the blocks. Please Note! Electrical contractors will need to be PASMA trained due high ceiling heights. Limitations of the site The Electrical Services Contractor is to visit the 3 no. three storey general needs blocks and be completely satisfied as to the means of access, parking restrictions, nature and conditions of the Scheme. There is also a basement containing switch room and gas/electric meter rooms. There are no communal facilities in any of the Blocks. The Electrical Services Contractor&rsquo;s attention is drawn to the fact that the existing Scheme will be in use during the Contract and he is to take all necessary precautions and provide all necessary protection. The Electrical Services Contractor should arrange his work programme so as to cause the minimum of inconvenience to the running of the Scheme. Free access to each block shall be kept clear at all times for the duration of each Contract. Working space shall be confined to the immediate areas of the work to be executed. Appointments to visit the site are to be made via The Guinness Partnerships, local CLO&rsquo;s &ndash; Paul Stone: mobile &ndash; 07736286924, Email: paul.stone@guinness.org.uk Mains Distribution The communal existing Utilities TP+N 100amp supply cable, cut out meter shall remain (Basement Meter Room). This arrangement currently feeds a 100amp TP+N fused disconnector switch within the same room. The consumer switch then feeds an existing Wylex Ltd 12 way TP+N MCB distribution board in the adjacent room. New 25 mm2 double sheathed LSF meter tails shall be installed from the existing 100 amp TP&amp;N fuse switch. The Electrical Services Contractor shall supply and install from the new switch an 6 way TP&amp;N panel board, Reference NHVM32506 complete with integral 250 amp TP&amp;N switch disconnector, Reference NHVL4250SW. Surge protection shall also be fitted referenced NHVMTPNCLSA. All items of distribution as manufactured by Wylex Ltd. All MCCB&rsquo;s shall be 25 kA rated, typically Reference NHVFPCB501 (50 amp single pole). All new equipment shall be sited as indicated on the Drawings. All allowances for changeover of services must be agreed with The Guinness Partnership CLO and all costs included in this contract. All works in full compliance with BS 7671 18th Edition. Sub Mains Distribution The Electrical Services Contractor shall supply and install the sub mains cables and distribution boards as noted on the Drawings. The sub main cables shall be XLPE/SWA/LSF with integral LSF CPC&rsquo;s. Installation method shall be either via PVC trunking or galv tray (internally). All cables installed within trunking shall be fixed with rawl plug, screw and metal clip as appropriate, all sizes as noted on the Single Line Diagram. All new distribution boards and switchgear shall be metalclad, surface mounted complete with miniature circuit breakers MCB/RCBO control devices for all circuits and complete with 125 amp integral isolator switches. The distribution boards shall be manufactured by Wylex Limited, their NH metal cased range. Typical Reference NHSPN0081 (8-way SP&amp;N distribution board) + WS102 (2 pole switch disconnector incomer). RCBO&rsquo;s for lighting Type C 30 mA, typical Reference PSBS10/1 &ndash; 10 amp RCBO RCBO&rsquo;s for power Type B 30 mA, typical Reference PSBS32B/1 &ndash; 32 amp RCBO All circuits designed and shown on the Drawings must be complete with the appropriately sized MCB/RCBO. All existing circuits that are to remain shall be fully tested. The Electrical Services Contractor shall renew all meter tails as necessary. All allowances for out of hours working included at Tender Stage. Lighting Lighting Manufacturer &ndash; Steon Lighting Ltd. The Electrical Services Contractor shall provide and install the complete Lighting System, as shown on the Drawings and detailed herein. The lighting fittings shall be of the types and sizes indicated on the schedules on the Drawings. All fittings must be complete with suitably sized lamps. No fittings shall be placed on order without prior approval from the Engineer. The lighting system shall comprise a number of surface mounted LED luminaires as shown. All as indicated on the Drawings. Control is via a mixture of (a) integral PIR&rsquo;s and (b) switches etc. Exact fitting locations shall be verified on site with the Engineer. All luminaires shall be supported from either (a) the structural slab ceilings, or (b) fixed to timber noggins. The wiring system shall generally be 1.5 mm2 LSF/LSF cable, concealed within ceiling voids, supported and fixed to medium gauge galvanised trays (gallows arrangement) where possible or fished through any existing plasterboard ceiling voids. The exact routes for all wireways shall be agreed with the Engineer on site prior to commencement of the installation. All lighting switches shall be manufactured by MK Electric Limited, their surface mounted gridswitch range, with metal front plates and complete with 35 mm deep metal surface box mounted 1000 mm above finished floor level. Surface PVC white medium gauge conduit complete with all manufacturers accessories shall be installed in the basement areas. 2 compartment trunking to be used in all corridors where existing door entry alarm cables / mini trunking is present. Surface rawl plug/screw fixed PVC white mini trunking drops shall be utilised in Staircases. The trunking shall follow the line of wall/ceiling. Note:- metal fixing clips at one metre centres are required in any surface mini trunking to retain the cables. Metal spring saddles shall be utilised at similar centres on the PVC medium gauge conduit. All cables shall be fished across plasterboard ceiling where possible. No ceiling mounted trunking will be accepted in these areas. Wherever possible any existing rising ducts/Storerooms shall be utilised to feed accessories back outlet. All costs shall be included by the Electrical Services Contractor in this contract. Emergency lighting The Electrical Services Contractor shall supply, install, connect, test and commission the complete emergency lighting system. The installation shall comply with BS 5266 - 2016 BS EN 1838 - 2013 and all relevant certificates will be duly completed and signed by the Electrical Services Contractor and handed to the Client at contract completion. The installation shall comprise of LED 3 hour non-maintained self-contained luminaries or integral charger/inverter units with the conventional luminaries operating as non maintained for a three hour duration. All batteries shall be lithium type. All emergency lighting luminaries shall be installed to operate upon failure of the local area lighting circuit or the mains supply. Emergency lighting key switches Reference MK4839EL WHI shall be provided to allow testing of the installation without extinguishing the main lighting installation. These key switches shall be grouped adjacent to the respective distribution board. The switch plate shall be suitably engraved to indicate the areas the keyswitch controls. The wiring cable conductors shall be colour coded to identify an emergency lighting circuits, in accordance with the latest standards. The system shall be 1.5 mm2 LSF/LSF cables in PVC white trunking or fished through the ceiling voids as previously described. As part of the &ldquo;As Fitted&rdquo; documentation the Electrical Services Contractor shall provide information showing:- (a) The location, method of mounting, circuit details, test switching facility etc. (b) Illumination levels throughout the Scheme. (c) Illumination information satisfying BS 5266. The Electrical Services Contractor shall include for the emergency lighting to be fully tested during a twelve months maintenance period (2 No. visits). This must include at least 1 No. full three hour test. All costs included in this contract. Service Sheets for each visit shall be issued to The Guinness Partnership within one working week of the test being undertaken. Small power The Electrical Services Contractor shall rewire all communal area 13 amp sockets with MK Limited Metalclad Plus 1 gang key switched, their Reference K2435 ALM. All new wiring to be 2.5 mm2 LSF/LSF twin and earth enclosed in screw fixed white PVC mini trunking and be fully tested in BS 7671 18th Edition. The door entry systems, TV amp and power supplies shall be rewired in 2.5 mm2 LSF/LSF enclosed in white PVC mini trunking. All accessories as MK Limited metalclad plus range. All cables shall be retained with the trunking with screw fixed metal clips. Note: the fire alarm supplies shall be rewired in red 2C+E 2.5mm&sup2; F.P cable/white PVC trunking. Cables retained in trunking with rawl plug, screw and metal clip. External Lighting (a) Low Level &ndash; Wall Mounted &ndash; Blocks 1 to 3 The Electrical Services Contractor shall provide the various low level external lights (front Entrance and basement alley way). The wiring shall be 1.5 mm2 LSF/LSF enclosed internally in white PVC trunking. The luminaires shall be controlled via integral PEC&rsquo;s for dawn to dusk control &ndash; see drawing for full details. All final connections complete with heatproof sleeving. (b) Car Park &amp; Perimeter The Electrical Services Contractor shall replace the existing car park and perimeter lighting including wiring, and wall mounted luminaires etc. The new wiring shall be either (a) 1.5 MICC Black LSF Sheathed (b) 3C 4.0mm&sup2; XLPE /SWA/LSF. All cables complete with rawl plug, screw + sadle fixings. Control of all luminaires shall be via Sangamo Quartz solar dial time clock complete with battery reserve Reference RPTS551 Zone 2 and metal back box Reference FD930 complete with 2 ON&rsquo;s and 2 OFF&rsquo;s, 25 amp enclosed contactor and 10A rated PEC. Wiring 2.5mm&sup2; LSF c/cable. Containment white heavy gauge PVC conduit complete with all accessories. A local labelled override switch and isolation switches shall be fitted in the external store No.1. Earthing, Testing &amp; Labelling The Electrical Services Contractor shall complete all necessary earthing, testing and labelling as referred to below. 1. Earthing The whole of the installation is to be Electrically and Mechanically continuous throughout and all earthing must be in accordance with the latest edition of the IEE Regulations and to the satisfaction of the Supply Authorities and their latest requirements in each block. A new MET complete with test link shall be installed in the main switch cupboard (Basement). 2. Testing The installation shall be tested on its completion to ensure satisfactory operation of all items. The tests shall be in accordance with those detailed in the IEE Regulations and typed results for each unit etc. must be handed to the Engineer on completion typically: (a) Electrical Completion Certificate &ndash; Communal Areas in Each Block. (b) Emergency lighting installation and commissioning Certificates &ndash; Each Block. All existing landlord&rsquo;s circuits to be retained shall be fully tested prior to reconnection to the new distribution boards. 3. Labelling External labels and internal typed circuit charts must be fitted to all items of distribution equipment. The external labels must indicate the reference of the item and where fed from and be engraved white/black/white traffolyte and be fixed to the front cover of each unit. Builders Work &amp; Civil Ground Works The Electrical Services Contractor shall include for all Builderswork associated with this Contract. This includes cutting and drilling of holes, making good of all holes and re-touching of all decoration to its original condition. Any ceiling damaged during the works shall be repaired as necessary. All holes created by removal of the redundant devices shall be made good by overlapping white PVC lids. All penetrations through fire separation walls and compartments must be made good to the existing Fire Rating Standard. Temporary fire stopping where necessary at the end of each working day. All mini trunking shall be fully sealed to walls/ceiling etc with white decorating caulk. A new fire rated MDF switch cupboard shall be provided in Blocks 3 complete with 1 No hinged door and lock. The cupboard shall be complete with one coat of undercoat and 2 coats of white gloss (fire rated). All costs in this Contract. All builderswork including painting, plastering etc must be carried out by fully qualified tradesmen. All fire stopping shall be to TGP&rsquo;s latest standard. All existing ceilings shall be repaired following the removal of all existing luminaires. All high level internal luminaires will require removing potentially via scaffolding supported off the staircase and ceiling repaired accordingly. NOTE:- ALL MAKING GOOD MUST BE TO THE FULL SATISFACTION OF THE GUINNESS PARTNERSHIP&rsquo;S REPRESENTATIVE AND THE ELECTRICAL SERVICES ENGINEER. The Electrical Services Contractor shall provide all cleaning equipment (hoover, dust sheets etc.) as necessary. All existing circuits that are to remain shall be fully tested. The Electrical Services Contractor shall renew all meter tails as necessary. All works shall be in full compliance with BS 7671 18th Edition.</p>
