Market Position Notice: Residential accommodation leases sought

Nottingham City Homes Registered Provider limited (NCHRP) is working with Nottingham City Homes (NCH) and Nottingham City Council to provide good temporary housing for families experiencing homelessness in Nottingham.
In recent years, the number of families in housing need has dramatically increased nationally and locally. Welfare reforms and the acute lack of affordable housing are the main contributors. NCHRP is assisting the City Council in discharging its duty to provide temporary housing to families in need. We provide support and supervision to families ensuring that their license obligations are met and to assist them in seeking a new permanent home.
NCHRP currently leases a range of temporary accommodation for families including a Private Sector Leasing Scheme, providing individual landlords with a guaranteed income and risk-free option to renting out their property and leasing arrangements with corporate providers.
NCHRP is looking for an additional 25 units of accommodation now, with the possibility of further provision at a later date.
Invitation
NCHRP invites corporate landlords or developers to bring forward with properties that would be suitable for families who are homeless or are at risk of homelessness. If suitable, NCHRP may wish to lease these properties directly from you with a guaranteed monthly income for a period of up to 2 years, with a break clause at 12 months.
The following types of properties are sought;
- Blocks or groups of flats and/ or clusters of houses
- Family type accommodation – must be able to accommodate a double bed and bunk beds at least
- Self-contained, although we may consider a shared kitchen in some circumstances
- Inside the Nottingham City boundary
- Currently vacant and available to lease as soon as possible
- “Serviced” accommodation where the landlord has responsibility for insuring and repairing the accommodation, legislative building compliance (checked by NCHRP) and for cleaning the accommodation ready for relet
- Utility bills should be met by the occupying family
- We are NOT seeking houses in multiple occupation where there are a number of single rooms sharing communal kitchens/ bathrooms
Nottingham City Homes Registered Provider Limited will manage the residents placed in accommodation, cover Council Tax when vacant, void rent loss, bad debt and damage beyond fair wear and tear. Landlords will receive a monthly rental in accordance with the lease.
Application
We ask that corporate providers and developers submit details of their properties and the lease rental sought based on the above terms, to mark.lawson@nottinghamcityhomes.org.uk within 14 days of the publication of this notice. A mini-competition assessment will be undertaken prior to selecting preferred providers.
