Description
<p>The Guinness Partnership Limited (Guinness) build and manage homes and housing services for around 120,000 customers. Of our 65,000 homes, more than 70% are let at a social or affordable rent, while around 10,000 are owned or part-owned by the people who live in them. Guinness Property is a wholly owned subsidiary of The Guinness Partnership and carries out responsive repairs, empty homes work (including component replacement works (kitchens, bathrooms) to around 46,000 properties in the North West, North East, South Central, South Coast and London regions. In order to achieve our objectives, Guinness Property is looking to re-procure its existing contractor framework for responsive repairs and empty homes. The framework will be for a 4-year duration. The frameworks will cover the following works/services: Responsive repairs; Provision of day to day responsive repairs (with the option to also provide out of hours) to support Guinness Property&rsquo;s in-house repairs delivery service. Responsive Repairs &bull;Glazing &bull;Brickwork &bull;Groundworks &bull;Roofing &bull;Flooring Core Trade Responsive Support &bull;Electrical &bull;Joinery &bull;Plastering &bull;Plumbing &bull;Out of Hours Support Empty Homes Works to empty home properties allowing properties to be re-let within GP Empty Homes timescales (currently 10 working days) to support Guinness Properties in-house service provision Empty Homes &bull;Full Void Planned Work Support &bull;Kitchens &bull;Bathrooms &bull;FWT Core Trade Planned Support &bull;Electrical &bull;Joinery &bull;Plastering &bull;Plumbing GP have 5 geographical regions &ndash; North West, North East, South Central, South Coast and London. Details of the geographical sectors can be found below. Sectors are distributed across England, with some areas of high density and others that are widely dispersed. Bidders will be allowed to submit bids for one, two or any number of sectors within each lot in order to ensure regional (SME) and national suppliers are given equal and fair opportunity. We will also be seeking daywork and archetype rates for the following standard components: - Kitchens - Bathrooms - Composite Doors (including fire rated doors) - Electric Storage Heaters (Dimplex Quantum) Empty Homes applicable as above but with a clear process to move to a Price Per Empty Home (PPEH) during the contract period.</p>
