Building Repairs and Maintenance and Minor Works Contract
Main contract details
A Reactive / responsive maintenance.
B Planned maintenance up to a maximum value of £10,000.
C Minor works projects up to a maximum value of £10,000.
D Out of hours Emergency Works. The Contractor must provide and maintain throughout the duration of the contract an “Out of Normal Working Hour Emergency Service” to avoid danger to health and safety of building occupants or serious damage to buildings and other structures. This service must be provided 24 hours each day including at weekends and during holiday periods.
The Client shall expect the Contractor to self deliver the majority of the work when Providing the Service. Where it is anticipated that the value of specialist work carried out by the Sub-Contractor in any Order will exceed 75% of the total cost of that Order, and where such work would be paid for as a sub-contract, such work will not be carried out as part of this contract.
Property affected by the service includes various public buildings (generally non-housing) and ancillaries within the local government boundaries of Worcester City Council.
The Contractor is to carry out the service as directed by the Client’s Property Services Helpdesk in a timely manner in accordance with the Scope. The key objectives are to ensure that property affected by the service remains operational but above all are safe and secure with a comfortable environment for all occupants.
The service is provided during the normal working day, Saturdays, Sundays and night times.
Contractors are required to provide 24 hours 365 days per year repair and maintenance responses when instructed by the Client.
