1718-0159 Refurbishment of 49-59 Old Street Islington
Main contract details
The council is looking to completely refurbish an existing office building over nine floors (49-59 Old Street, Islington) to accommodate tenants from local creative industries. The building had previously accommodated a range of small businesses. The Council is looking to completely overhaul the unoccupied building and is looking for an experienced contractor to carry out the completion of this refurbishment to a high standard. Parking restrictions are in place around and adjacent to the site. The building has offices located to either side of it. The Stafford Cripps LBI council housing estate is also located directly to its rear. The contractor will therefore need to give the residents consideration whilst on site.
Contractors will be required to complete the works within 12-months.
The contractor will need to be aware that the council will require them to work with appointed contractors for the fire alarm system, the security system and the cabling system.

Further details will be available in the invitation to tender. The contract period will be for 12-months from an estimated start date 16 April 2018. The estimated total value of this contract is £2.6million over the maximum 12-month term of the contract. This is based on £2.6million per annum. The contract will be awarded to the Most Economically Advantageous Tender (MEAT) in accordance with the Public Contracts Regulations. MEAT for this contract is quality 30% and cost 70 %. Tender submissions will be subject to minimum quality thresholds of 3 out of 5 or above. Further details will be provided in the invitation to tender.

The proposed approach to the construction phase plan and methodology for achieving positive outcomes and objectives in the delivery of the works. 10%
The proposed approach and methodology for working with the client, and client-appointed contractors responsible for fire alarm systems, security systems, and cabling systems - 10%.The proposed approach to mobilising, implementing, undertaking and delivery of the works - 10%.Total 100%
