Nottingham City Homes is an Arms’ Length Management Organisation (ALMO) created in 2005 by Nottingham City Council to manage its housing stock of 28,000 rented homes and over 1,000 leasehold properties. This includes approximately 18,000 houses and bungalows, 2,000 high rise flats and almost 8,000 low rise flats (including independent living accommodation for older people).

Nottingham City Homes is a not-for-profit company run by a Board of non-executive directors. The Board is made up of 12 members including five tenants and leaseholders, three councillors nominated by Nottingham City Council and four independent members.

It is in your interest to read and consider all aspects of this document before preparing your offer. The aim of this document is to outline the minimum technical and performance levels required by Nottingham City Homes.
Note that this project is supported by funding from Prudential Borrowing and RTB Replacement Receipts and as such, delivery to agreed programme is important so the start and finish dates are met to their terms of funding.

Design quality will be a key element in the evaluation of the tenders received as the projects will set a benchmark for future regeneration projects in the districts involved.

Information has been prepared to RIBA Stage 3 and subject to planning approval by Nottingham City Council Development. The architect (Arcus Consulting) was procured to develop the design up to RIBA Stage 3.
Overall Requirements

Nottingham City Homes is looking to appoint a suitable supplier for the demolition and development of Meadows Police Station site.

Meadows Police Station, 21 Market Rent Apartments – The Meadows Police Station is located on Saffron Gardens, next to the former development project of 55 new homes in the Meadows, completed by NCH in 2017. The redevelopment of the former police station will continue the regeneration of the estate as a whole and will further support the introduction of mixed tenure communities. This will be NCH’s first market rent new build scheme, delivering 21 new apartments to rent privately to Nottingham people. Currently, the police station is still standing. Demolition and site clearance could be included as part of the contract with the successful tenderer.
