Description
Wolverhampton Council on behalf of a residential homeowner (as detailed in the preliminaries) are seeking tenders for the construction of the single storey extension (approx.55 sq.m) to an existing residential property to provide additional accommodation consisting of two Bedrooms and a Bathroom at 12, Fleming Road, Walsall, WS2 7DJ.

The construction works in brief comprises insulated cavity wall rendered externally with a pebble dash finish to match existing and built off a new reinforced concrete raft foundation and floor slab. The construction of a tiled pitched roof consisting of timber rafters and joists, roof tiles to match
existing, rainwater gutters and downpipes. The supply and installation
of UPVc windows and external doors; internal stud partitions; internal
doors; wall, floor and ceiling finishes; new sanitary ware to include
'Doc M pack' and assisted bath as specified; provision of lifting hoist
system; mechanical and electrical services installations. It is also
proposed to carry out works to the existing property which will include
electrical rewiring, heating and plumbing alterations, and redecoration.
External works to include the installation of below ground drainage
connected to the existing system, new garden wall, gate and new
pavements.

The Contractor is directed to the tender drawings and specifications
to identify the exact nature, extent and location of the works.

Tenderers should note that the house will be unoccupied from 23rd July 2018 to 10th August 2018 and all works to the existing house are to be
programmed to be carried out within this period ensuring appropriate security measures are put in place to make the property is secure when contractors are not on site.

The proposed contract for the works is the JCT Minor Works Building Contract 2016 Edition and the successful contractor will need to have previous experience in utilising this form and it is assumed that tenderers will have a copy of the contract within there possession for tendering purposes.

The Council/Client will be awarding this requirement on behalf of the client to a single supplier who will be responsible for the entire delivery of the remitted works
