Description
Accent Housing Limited are seeking professional valuers to provide a valuation for a single office building for year-end accounting purposes. It is a condition of participation that professional advisors are suitably qualified (eg RICS membership) and have appropriate, relevant and current market knowledge of commercial / office premises within the Bradford region.

The building to be valued is a converted 1950’s mill building now providing five storey air conditioned office accommodation with car parking in the Charlestown area of Bradford. The property is held by Accent Housing Limited on a freehold basis.

A contractual commitment to providing a final report by 15th March 2019 is a condition of participation in this competition. An appropriate on-site evaluation of the property will be required: a desk-top based service is not considered adequate or appropriate.

The valuation will be made upon the basis of market value / fair value and must take the form of a written report which is sufficiently detailed to justify the valuation made. As a minimum, the report will contain the following elements:
• A market comparison based upon a basket of properties of similar construction, location size and purpose.
• Market Analytics detailing the commercial property market for the area including (but not limited to) location, comparators and square footage prices.

• your formal quotation for the delivery of this piece of work against the above criteria
• copies of the professional accreditations for all advisors who will carry out the work
• a letter on headed notepaper signed by a partner (LLP) or director (LTD) confirming (i) acceptance of the above criteria, (ii) your firm commitment to provide the report by the due date and (iii) acceptance in full of the terms and conditions provided with this notice.

Please note that this invitation to quote will not lead to any opportunity to market the premises being valued. This exercise is being conducted purely for year-end accounting purposes.
