• Rotary lines with paved access.
• Single Office Space
• Parking to Planning requirements
• Fob access to all doors, except service cupboards.
• Wheelchair requirement in line with planning requirements.
• 2 scooter electric charging points accommodated in cycle store
• Landscaping to planning requirements but a grass area is required for playing.
The proposals are to use MMC and this should form the basis of the contractor’s proposals.
The aim is to provide the client with a scheme that is delivered efficiently, improving delivery timescales without compromising on the quality of the finished development.
Proposals should be in accordance with Southend Borough Council's Planning requirements for Temporary Accommodation, including parking and any ancillary requirements.
The contractor will be responsible for designing and gaining planning approval for the proposals.
The contractor is to procure any additional reports and surveys to obtain planning permission and any other statutory approvals required.
The contractor will procure their own consultant team,
‘Requirements for accessibility must be in-line with the planner’s requirements and any requirement of the Building Regulations
The scope of the works includes all necessary site clearance works, demolition, asbestos removal and general external works by way of access roads, car parking, pathways, paving’s, boundary walls/fencing/railings, landscaping and refuse enclosures, etc. together with all necessary underground drainage and service mains and any necessary associated diversion works.
