Description:
Clarks Close consists of two adjoining blocks of council owned flats located in Ringwood, Hampshire made up of 20 dwellings (Block A – 8) and (Block B – 12) spread out over 2 floors and additional ancillary common space within block B. Within the Clarks Close site, a commune of Alms’ Houses are present, under private ownership. Following a fire risk assessment, fire compartmentation survey and review of the building’s existing and proposed future state fire safety arrangements, the scope of the works include:- Measured survey of the buildings and production of floor plans and elevations; Design and specification for the installation of new fire detection and suppression system and fire compartmentation to achieve the future state outcome requirements of the fire strategy; Asbestos abatement, where specified; Fire stopping; Replacement fire doors; Electrical works; Decoration of internal common parts; Replacement floor coverings to common parts. For this project, we require a consultant to undertake the role of Contract Administrator and to manage the works including administration of the JCT contract. The consultant will obtain / support all statutory notifications and oversee the contractor, ensuring all necessary documentation is in place prior to the commencement of the works (e.g. RAMS, communication lines, etc.) and then through the construction stage to completion. The consultant shall manage variations, payment applications, stakeholder engagement, etc. and provide regular progress reports to NFDC, as required. The consultant will attend site (frequency to be agreed / as appropriate) during the works to monitor performance of contractors for health, safety, and quality management. Should improvement opportunities be identified, these will be communicated immediately to the contractor and the client project team, or work stopped if findings pose a risk to the health, safety or wellbeing of residents, contractors, or other visitors. The consultant will provide site supervision/clerk of works. On completion of the works, the consultant will review output documentation (methodology, residual risks, waste consignment documents, etc.).
